We provide timely mid and end of month disbursements, you’ll receive an immediate electronic statement of accounts at the end of each month. We can also manage all accounts associated with your property including council and water rates, body corporate levies and accounts for repairs and maintenance, helping your reconciliation at End of Fiscal Year. We try to tailor our services to suit your individual requirements and preferences.

Tenant Selection

Our property management procedures are simple, tried and tested to ensure we find good tenants. We understand that your goal is to find the best possible tenant and minimising your vacancy thus maximising your return on investment.

Prospective tenants are screened and selected with great care. We go through all applications with care and check relevant documents and referees. We then make our recommendation to you the landlord, and of course you have the final decision.

Rent Arrears

Most rent is paid by direct deposit into our Trust Account. Payment of rent is monitored daily any rents received are receipted promptly.  We are careful to explain our policy to new tenants and we do not tolerate late payment of rent. Any overdue rents are followed up immediately and we proactively alert the tenants if they are lagging a few days.

Inspections, Maintenance and Repairs

We inspect when a property becomes vacant and prepare a, detailed entry condition report for the new tenants moving in. Our approach to property management is that regular routine inspections are an opportunity for us to identify current, preventative and future maintenance issues. It is a benefit for both the Tenants and the owners. We do send you report with photographs to ensure you are kept informed of the condition of your investment. At the same time if there are issues identified, we will call you and discuss any remedial work that may be necessary.

We engage only experienced and licensed tradespeople to conduct maintenance of your property at competitive prices. You may nominate your own tradesperson but we ask they be licensed, easily contacted and able to act promptly.

When vacating a property under our management, we ensure the tenant leaves it in the clean and tidy condition as when the tenancy commenced; taking fair wear and tear into consideration.

The bond will not be refunded until we are completely satisfied with the condition of the property.
